Dans ce quartier dense et cosmopolite du 19e arrondissement parisien, entre le parc de La Villette et la place Stalingrad, les venelles joliment nommées villas, cités ou encore allées sont caractéristiques. À l'image du passage Desgrais, entre les rues Curial et Mathis, étroit et pavé, dont le bâti composé principalement de petits gabarits compte aussi quelques immeubles à six, voire sept étages. Sur une petite parcelle de 157 mètres carrés, l'agence Nomade Architectes y a édifié un bâtiment de six logements sociaux et participatifs.
À des contraintes de chantier évidentes s'ajoutaient des ambitions environnementales ardues qui ont finalement conduit à la conception d'un bâtiment performant aujourd'hui labélisé passif : une première parisienne pour du logement collectif.
Pour répondre aux différents objectifs, les architectes ont fait le choix, entre autres, du triple vitrage. Notamment en attique et toiture, traités par un revêtement en zinc à joint debout, où les logements profitent de vues vers le ciel et la ville grâce à un système de verrière bois Velux. Composées d'une fenêtre classique verticale combinée à une fenêtre de toit, liaisonnées en périphérie de façon continue, ces grandes baies permettent l'éclairage naturel de combles contraints par les prospects.
